- Provisional bookings: These will be held up to one week
pending written confirmation accompanied by a non-refundable deposit of
20%. You will receive a confirmation of booking.
- Payment in full: This is due 4 weeks prior to the date of
arrival. If payment is not received by the due date, the owner reserves
the right to give notice in writing that the reservation is cancelled.
The client remains liable to pay the balance of rental unless the owner
is able to find another rental.
- In the event of cancellations: Refunds of amounts paid will only be refunded if the owner is able to re-let the property for the specified period.
- Insurance: To cover any unforeseen circumstances or
illness we strongly advise you to take out a comprehensive travel/
holiday insurance, including a cancellation clause.
- Security deposit: A sum of £200 will be required
with the final payment. (Please make out a separate cheque for this
amount. It will not be deposited unless necessary). This is to cover
any breakages or any abnormal cleaning costs. The cheque will be
destroyed following your departure providing that the property has been
returned in acceptable condition. We ask our guests to kindly vacate
the property in a similar state of cleanliness as found upon arrival
and to report any breakages.
- Problems: If any equipment/ appliances do not function
correctly or if guests have a complaint, it is essential that these are
reported immediately. Do not attempt to carry out repairs. Guests
should contact Cecilia Timewell (tel 0044 1780 482016) as soon as is practicable or email timothy.lee1@btopenworld.com. Every effort will
be made to rectify any faults, or alternative arrangements may be
suggested. If any defects remain unreported we may not be held
responsible.
- Sleeping numbers: The sleeping capacity stated per
property must not under any circumstances be exceeded. Failure to
respect the contract may lead to an additional charge and / or
immediate vacation of the property without compensation.
- Arrival & Departure: In order for us to have time to prepare the house for
your comfort, please do not arrive earlier than 1400. Departure should
be no later than 1000. If this should cause any problems, please
discuss this with us and when practical, other arrangements will be
made.
- Payments: Please make cheques payable to Cecilia Timewell
- Safety: Parents with children are ENTIRELY
responsible for the correct surveillance of infants and children. NO responsibility will be
accepted for accidents occurring on the property.

The Owner shall not be liable to the Client for:
- Any temporary defect or stoppage in the supply of public
services to the Property, nor in respect of any equipment or machinery
or appliance in the property.
- Any loss, damage or injury which is the result of adverse
weather conditions, riot, war, strikes or other matters beyond the
control of the Owner
- Any loss, damage or inconvenience caused to or suffered by the
Client if the Property shall be destroyed or substantially damaged
before the start of the rental period and in any such event, the Owner
shall, within seven days of notification to the Client, refund to the
Client all sums previously paid in respect of the rental period.
- Under no circumstances shall the Owner's liability to the Client exceed the amount paid to the Owner for the rental period.
